Highway-Edge Hydro Jetting on Spring Hill's Oldest Housing Stock
Commercial Way is the local name for US-19 where it runs down Spring Hill's west edge. The strip malls and big-box stores face the highway; the homes this page covers sit on the older Deltona-era streets and villa communities just east of it, with Timber Pines, started in 1982, across to the west.
ZIP 34606 has roughly 13,935 housing units, and listing-site data puts 61.6 percent of them before 1990. The Census puts the median year built at 1987 in 34606 and 1988 in 34607. These are some of the oldest laterals in town.
Highway-Side Streets: Drain Cleaning on Commercial Way's Older Blocks
Lines 40 to 55 years old bring roots, offset joints and bellies. Listing-site figures show about 23 percent of 34606 households rent, including about 3,000 renter-occupied apartments, so a property manager's invoice and a dry trap between tenants are both everyday cases. We work one unit at a time.
On the 34607 side, listing-site data counts 767 mobile homes and a median age of 55.3. Those lighter, shorter lines get lower pressure and often a cable first, with a camera when the symptom is unclear.
Services for the Streets Behind the Strip Malls
Homes, villas and single rental units only; the retail frontage on the highway is not our work.
- Hydro Jetting Services — Tackles 40-to-55-year-old runs that have built up scale and grease over decades of use.
- Sewer Line Hydro Jetting — Reaches the lateral to the main that now drains to the plant near the airport, with your house line unchanged.
- Kitchen Line Grease Jetting — Works for villa and rental kitchens where a branch has narrowed under repeat tenants.
- Root Removal & Line Clearing — Offset joints and roots are the findings on blocks this old, and a cutter head is the first tool.
- Drain Cleaning & Snaking — Individual units for property managers, billed one door at a time rather than as a complex contract.
- Sewer Camera Inspection — Gentle on the 34607 side's lighter mobile-home lines, and a good way to see old joints.
A Sewer System Reorganized: Jetting Near the Old Plant Site
Sewer here has changed hands. Florida Water Services ran it until the county took it by condemnation, in a judgment reported at about $36 million in 2003. The Spring Hill Water Reclamation Facility, on US-19 behind the Walmart Supercenter since 1967, has closed, and flow now goes to a plant near the airport. That reroutes flow downstream; your house line is unchanged.
The county's map shows Water and Sewer at the Sinclair station on Commercial Way. Standard hydro jetting is $350 to $650 (the cost guide has the rest), and our who-to-call post covers backups. See Timber Pines across the highway and Deltona Boulevard to the east.
Commercial Way US-19 West-Side Housing and Treatment-Plant Numbers
The US-19 side is the lowest-lying and oldest part of Spring Hill, and the numbers reflect both.
- ZIP 34607, the northern US-19 area, has 5,095 homes with a median build year of 1988, 768 of them mobile homes, 15.1 percent. Close to coastal ground, mobile-home runs and older lines mean more small-diameter plastic, so we match nozzle and pressure to the pipe.
- In ZIP 34607, 1,014 of 5,095 homes are vacant, nearly 20 percent, and 1,753 were built in the 1980s. A fifth of the homes are empty or seasonal, so idle lines and dry traps are part of the picture.
- The Spring Hill treatment plant behind the US-19 Walmart, in service since 1967, was closed by the county; the county estimates that removes about 46,000 pounds of nitrogen a year, roughly a quarter of the 195,000-pound yearly goal for the spring. The county's first conversion district has Commercial Way as its western boundary, so this corridor is where sewer expansion begins.
- A county study of septic-to-sewer conversion for Spring Hill, listed in the state's 2018 plan, covers about 30,000 septic systems in 19 districts. The county's first conversion district has Commercial Way as its western boundary, so this corridor is where sewer expansion begins.
- Hunters Lake covers 302 acres in the southwest county, and the depth to limestone ranges from zero at the coast to just over 100 feet on the Brooksville Ridge. Shallow limestone and a high water table near the coast mean groundwater can enter old joints, a plausible cause of wet-weather backups.
Commercial Way Spring Hill Waterfall, Sinclair Station and US-19 Landmarks
The old Spring Hill entrance sits on this corridor, along with the roadside landmarks people give when they call.
- Spring Hill waterfall — Entrance monument on Spring Hill Drive near US-19, marking the 1967 start of the Deltona and Mackle development.
- Sinclair Service Station — Dinosaur-roofed station at 5299 Commercial Way, 47 feet tall and 110 feet long, built in 1964.
- Former water reclamation plant — County plant behind the Walmart Supercenter, running from 1967 until the county closed it to protect Weeki Wachee Springs.
- Weeki Wachee Springs — A first-magnitude spring about four miles north of Timber Pines on US-19.
Commercial Way US-19 Communities, Streets and Retail Nodes We Serve
Commercial Way is the local name for US-19 along Spring Hill's western edge; this corridor is mixed retail and older housing.

- Weeki Wachee Woodlands — Apache Trail, Blackhawk Trail and Hiawatha Parkway in ZIP 34606, with a county park on Hiawatha.
- Hunters Lake and Kenlake Avenue — Boat ramp on Kenlake Avenue on a 302-acre lake that drains the west side.
- Forest Oaks — County offices and the Stage West playhouse on Forest Oaks Boulevard, connected to US-19 by the Red bus route.

Book each unit separately for a written price, or text a photo of the problem drain to 813-733-7188. We cover ZIP 34606 and 34607 homes off the highway.
CALL 813-733-7188Commercial Way: Rentals, the Closed Plant and Old Roots
Yes, one unit at a time. For a rental we can send the written price to the manager before work. Individual homes and units only; we do not take commercial properties or whole-complex contracts, so a manager with several units books each one separately.
Not inside your house. The county closed the plant behind the US-19 Walmart and now sends flow to a plant near the airport. Your fixtures and lateral drain as before. If a main backs up, call HCUD at (352) 754-4037; a clog in your own line is ours.
Yes. Roots follow the constant water and nutrients in a sewer line and enter at joints. A camera shows the roots and the joint, and a cutter head with a flushing pass opens the line. The pipe's age and condition decide whether that is enough.
Its western boundary is east of Commercial Way, so the district begins one step inland. Homes on the highway edge may be treated differently from the platted lots just east. Check your address with Hernando County Utilities.
Yes. Listing-site data counts 767 mobile homes in 34607, and their lines are lighter. We use lower pressure, begin with a cable where it suits, and run a camera first when the cause is unclear. We stop if the pipe looks cracked.
