Hydro Jetting in Pristine Place, Phase by Phase and Year by Year
Pristine Place is small: 243 parcels in five platted phases, entered by St. Ives Boulevard off Spring Hill Drive, and its build dates run wide. County roll data shows homes finished anywhere from 1990 to 2024, with a typical house from 1999.
A 1993 house on Newcastle Avenue and a 2005 house on Sagewater Court share a street grid and a sewer service area but not a pipe age. So the first thing we ask is the year the house was built.
Thirty-Year-Old Laterals: Pristine Place Hydro Jetting Basics
The oldest lines here carry more than 30 years of root pressure and settling, which is about when both start to show. In the Census tract containing the community, 64.2 percent of homes were built between 1990 and 2009. Pairing a camera with jetting makes sense, since the video says whether the pipe is intact before water goes in.
Soil is Candler fine sand on slopes between 0 and 8 percent, and it drains quickly, so roots follow irrigation toward the pipe. About 81 percent of the parcels carry a homestead exemption, so most owners live here and can plan appointments around work.
Pristine Place Calls: Roots, Settling and Slow Mains
Build year drives most of the plan here, so we ask for it before we quote.
- Hydro Jetting Services — Cleans a main that has backed up twice in a year, the pattern a cable keeps opening without removing what lines the wall.
- Sewer Line Hydro Jetting — Sends a pass to the street connection once the footage shows the pipe is whole.
- Kitchen Line Grease Jetting — Suits a kitchen branch in a house from the 1999 median, where grease has been settling for a quarter century.
- Root Removal & Line Clearing — After thirty years roots have found the joints, and the cutter comes first when one is packed.
- Drain Cleaning & Snaking — An auger for the single slow toilet on Newcastle Avenue or Sagewater Court before the whole main takes the blame.
- Sewer Camera Inspection — Shows material, sags and joints, which differ by phase because houses here run from 1990 to 2024.
Sewer Line Cleaning and Camera Checks Near Spring Hill Drive
The county's utility map shows Water and Sewer coverage at the sampled streets; verify by address at (352) 754-4037. Typical prices: a main line snake is $225 to $450, and with moderate roots hydro jetting is $400 to $750 (the cost guide has more). A camera pass comes first. Root removal comes first when the camera shows a joint packed with them.

Pristine Place Phases and Streets Off St. Ives Boulevard
Pristine Place was built in five platted phases, and the streets below carry the years that matter for the pipe underneath.
- Phase 1 (Bolton Court) — Bolton Court, Indian River Street and Mansfield Road; a Bolton Court home was built in 1997, so its lateral is about twenty-nine years old.
- Phase 2 (Conifer Loop) — Conifer Loop and Andrew Scott Road, with a 1997 build on Andrew Scott Road.
- Phase 5 (Satinwood and Misty View) — Satinwood Court (2003), Misty View Drive (2004), Sagewater Court (2005) and Twinberry Drive (2006) form the youngest phase.
- Newcastle, Breckland and Pullman — Newcastle Avenue (1993), Breckland Court (1995) and Pullman Drive (2002) are labeled Pristine Place on listing cards.
- St. Ives Boulevard — Entrance road reached by turning off Spring Hill Drive, with the county water-and-sewer layer covering sample points here.
- Silverthorn — Gated golf community entered from Barclay Avenue, about 0.8 miles northeast, with its own page.
- Sterling Hill — Community built under a development district, about 1.1 miles northwest, with its own page.
- Pointe Grand Spring Hill — Residential area along Homefield Drive about 0.6 miles north of Pristine Place, according to map data.
Pristine Place Spring Hill Drive, Barclay Avenue and Hospital Landmarks
The community is close to both Barclay Avenue and Spring Hill Drive, so most errands and drive times are short.
- Spring Hill Drive (CR 574) — Arterial about 0.8 miles south, used to reach St. Ives Boulevard.
- Barclay Avenue (CR 585) — County road about a quarter of a mile east, the main route north to Cortez Boulevard.
- Powell Road and Elgin Boulevard (CR 572) — East-west county road about 0.2 miles northwest, running toward US-19 as Elgin Boulevard.
- Suncoast Parkway (SR 589) — Roughly 0.55 miles east, the toll road is the quickest way onto limited-access highway from St. Ives Boulevard.
- Powell Middle School — School about half a mile away, with Challenger K-8 about 0.7 miles away.
- Publix and Walmart Neighborhood Market — Grocery stops roughly 0.9 miles south, toward Spring Hill Drive.
- HCA Florida Oak Hill Hospital — The 350-bed hospital at 11375 Cortez Boulevard lies about 4.2 miles to the northwest.
- TGH Spring Hill — Quality Drive hospital, listed at 124 beds, roughly 4.6 miles southwest.
- Anderson Snow Park — County park of 100 acres about 2.1 miles south of the community, with soccer and ball fields.
Pristine Place Build-Year Spread, Sandy Soil and Flood-Map Numbers
Pristine Place spans fifteen or more years of construction, so no single age fits all five phases.
- Pristine Place has 243 residential parcels on the 2025 county roll, and 196 of them, or 81 percent, are homesteaded. Owner-occupied family homes run kitchens and laundry heavily, so grease and lint are common causes of slow drains.
- County records list build years from 1990 to 2024 with a median of 1999, while recently listed homes have a median of 2002. A spread of ages means some laterals are thirty years old, so we ask for a home's build year before suggesting what to look for.
- Where Pristine Place sits, the tract's 3,615 homes are 64.2 percent 1990-to-2009 construction, with a 2003 median year built. Homes built in the 1990s and 2000s are at the age when roots and settling at joints begin to show.
- The soil at St. Ives Boulevard is Candler fine sand on 0 to 5 percent slopes, and at Bolton Court it is Candler on 5 to 8 percent slopes, both excessively drained. Sand drains fast, so small leaks vanish from view and roots follow irrigation toward the pipe.
- Ground at St. Ives Boulevard is about 68.2 feet above sea level and the FEMA map shows minimal flood hazard, Zone X. Higher ground makes flood-driven sewer backups unlikely, so a stoppage here is more likely a lateral problem than a flooding one.
- Sold homes in the community have a median size of 2,290 square feet, larger than average for the area. Larger houses put more bathrooms and fixtures on each lateral, so a camera pass is more informative than a quick clearing.
Know your build year before you call
The county property appraiser lists it by parcel. Give us the year with your St. Ives Boulevard-area address in ZIP 34609, and the quote starts from the right pipe age.
CALL 813-733-7188Pristine Place: Build Years, Rain and Repeat Backups
The Hernando County Property Appraiser's record lists the year built for each parcel. We ask because a house from the early 1990s and one from 2005 can sit on the same street with different pipe ages and different likely problems.
Less likely than in low coastal areas. Elevation is roughly 68 to 70 feet and the sampled points fall outside FEMA's special flood hazard zones. A backup here is far more often a grease, wipe or root stoppage than a flood problem.
Twice a year points to something a cable keeps opening but not removing, usually roots or grease at a joint. A camera shows which. Jetting cleans the whole pipe wall, and if roots are heavy we cut them first with a cutter head.
Pipe material, joint condition, roots, sags holding water and whether the line is intact. You get the video and a written price for any cleaning, and if it shows a break we refer you to a repair contractor. A stand-alone inspection is $150 to $300.
If one toilet is slow we start with an auger, $125 to $225. If several fixtures gurgle, the main run is the likely cause and a camera follows. A toilet that must be pulled and reset runs $250 to $450 with a new wax ring.
