SILVERTHORN DRAINS BEHIND THE GATE: ROOTS, VILLAS AND WATERED BEDS

Hydro jetting, root cutting and shared-wall diagnosis for the 801 houses and villas built here between 1997 and 2011.

Silverthorn Hydro Jetting for Laterals Now 15 to 30 Years Old

Silverthorn's 801 houses and villas went up between 1997 and 2011 behind a gate off Barclay Avenue, about half a mile from Powell Road. That puts the oldest laterals close to 30 years old and the newest around 15.

The Census tract around it shows a median build year of 2002, 11.8 percent of homes vacant and about 22 percent renter-occupied. Plastic pipe of that age is sound, but it is old enough for roots to find the joints and for a sag to hold water.

Silverthorn Drain Cleaning: Irrigated Beds and Joint Roots

The community covenants allow lot wells only for irrigation and refer to a shared landscape irrigation system. For a drain company the point is that beds and turf here get steady water, and roots head for steady water. A hair-thin root needs only a joint to start.

Where villas such as those in Regal Trace and Bristol Pond share walls, a camera sorts out whether a stoppage sits in your unit's pipe or in a shared run. Larger houses on Legend Hills Lane and Championship Cup Lane, some up to about 4,800 square feet, put many fixtures on one main.

Silverthorn Jobs, From Villa Walls to Half-Acre Lots

Gate rules, shared villa lines and steadily watered beds sort the calls into a few familiar types.

  • Hydro Jetting Services — Scours pipe that has reached the age where roots and grease start compounding each other.
  • Sewer Line Hydro Jetting — Reaches from a cleanout on a Legend Hills Lane lot, where the run to the street is long, out to the main.
  • Kitchen Line Grease Jetting — Pays off in the larger houses, where a big kitchen sends a lot of grease down one branch.
  • Root Removal & Line Clearing — Beds on the shared irrigation system pull roots to joints; the cutter head opens the bore before the flush.
  • Drain Cleaning & Snaking — Quick work on a stopped fixture, plus a trap check when a rental or an empty house smells.
  • Sewer Camera Inspection — In a villa it separates your unit's pipe from a shared run before anyone has to argue about it.

Hydro Jetting Behind the Gate: What to Arrange First

Gate and guard passes belong to the association, so crews need resident authorization at the Barclay Avenue entrance; send your pass instructions when you book. For landlords: with about a fifth of tract homes rented, dry traps between tenants cause sewer smells that are not a clog, as our dry-trap post explains.

Roots at joints go to root removal and a jetting pass, and standard hydro jetting is $350 to $650 (see the cost guide). Sterling Hill lies about 0.8 miles west and Pristine Place a similar distance southwest.

Silverthorn Housing Age, Gate Access and Irrigation Rules

Silverthorn is recorded unusually well because its covenants and tract data are both public.

  • Silverthorn's tract has 2,342 homes, and 90.0 percent of them went up between 1990 and 2009, for a median year built of 2002. Laterals of fifteen to thirty years are at the age where roots find joints in sandy soil, but plastic pipe is usually sound, so jetting plus a camera check often covers it.
  • In that tract, 277 of 2,342 homes are vacant (11.8 percent) and 453 of 2,065 occupied homes are rented (21.9 percent). Vacant homes leave traps dry and drains unused, so odor calls and slow-drain calls follow when owners return; rentals often mean more wipes and grease.
  • The tract's median household income is $81,369 and its median home value is $374,300. Owners here tend to want a documented job, such as camera video and a written report, and a single scheduled visit.
  • The community's covenants, last restated December 12, 2007, give the homeowners association control of entrances and gate guards. A jetting crew needs resident or association authorization at the Barclay Avenue gate, so same-day service means clearing access with the owner first.
  • Ground at the Silverthorn Boulevard entrance is about 74.5 feet above sea level, the highest of the communities we sampled, over fast-draining Candler fine sand. Roots chase irrigation and lake water on high ground, and surface signs of a leaking lateral are rare.
  • The 2007 restated covenants allow lot wells only for irrigation and with architectural approval, and they bar dumping water or waste into the community's lakes. Irrigated turf and tree beds over laterals are the likely root path, and well water is not a drinking-water or sewer issue.

Silverthorn Villas, Golf Streets and Neighboring Communities

Silverthorn is a golf community on Barclay Avenue with named villa sections inside it, and each has a different era and lot size.

  • Firethorn Point — Large-lot section with its own entrance gate and an extra assessment, with minimum house sizes of 2,200 to 2,500 square feet.
  • Regal Trace Villas — Compact detached villas on Phase 2B lots 105 to 195 with a 1,375 square foot minimum, so lateral runs are likely short.
  • Bristol Pond Villas — Detached villas on the Bristol Pond plats, with grounds and exterior painting handled by assessment.
  • Sterling Run — Phase IV-A villas, 132 homes built between 1998 and 2007 according to county records, so about twenty to twenty-five years old.
  • Legend Hills and Championship Cup lanes — Golf-side streets with larger homes on lots of roughly half an acre, according to listing pages.

Silverthorn Barclay Avenue Gate, Powell Road and Parkway Landmarks

Silverthorn is entered through a single main gate on Barclay Avenue, which makes access planning part of any visit.

  • Barclay Avenue (CR 585) — Road with the main gate; non-resident club users must enter through it and proceed directly on Silverthorn Boulevard.
  • Powell Road and Elgin Boulevard (CR 572) — East-west county road about half a mile from the entrance.
  • Suncoast Parkway (SR 589) — Only about 0.6 miles from the community, so the toll road is the first limited-access road most residents reach.
  • Spring Hill Drive (CR 574) — East-west arterial a mile or two south of the community, crossing Barclay Avenue at a signal.
  • Cortez Boulevard (SR 50) — State highway about 2.4 miles north, the road most residents take toward Oak Hill Hospital and Brooksville.
  • HCA Florida Oak Hill Hospital — 11375 Cortez Boulevard, 350 beds, roughly 3.9 miles to the northwest of the gate.
  • Powell Middle School — School at 4100 Barclay Avenue, about six-tenths of a mile south.
  • Silverthorn Country Club — Eighteen-hole, par 72 course designed by Joe Lee at 4550 Golf Club Lane.
  • Anderson Snow Park — Anderson Snow Park, a 100-acre county park at 1360 Anderson Snow Road, roughly 2.8 miles south.

Silverthorn Questions: Gate Passes, Smells and the Sewer Map

Not always. A dry trap in a seldom-used bath or floor drain is a common cause, especially in a rental or a home between owners. Pour water into every drain first. If the smell persists or fixtures gurgle, a camera will show whether a line is involved.

We need you to authorize us at the Barclay Avenue gate the way you would any contractor. Send the procedure when you book, plus a cell number for the day. Guard rules are set by the association, not by us.

The county's service-area map shows Water and Sewer coverage at every Silverthorn street we checked, but a service area is not proof your lot is connected. Confirm with Hernando County Utilities at (352) 754-4037. A blocked main is the utility's call; your own plumbing is ours.

For a single stopped fixture a cable is often enough. For a kitchen line that slows again, or a main with roots at joints, jetting cleans the full pipe wall. Kitchen line jetting runs $275 to $450 and a main line with moderate roots $400 to $750.

Larger houses put more fixtures on one main, and a bigger lot usually means a longer run to the street. Both make a camera pass worthwhile before jetting. Homes there reach roughly 4,800 square feet on lots near half an acre.
