HYDRO JETTING ACROSS SPRING HILL, FROM THE 1967 GRID TO TODAY'S NEW STREETS

Hydro jetting, drain cleaning and camera inspection across ZIP codes 34606 to 34609, for septic homes and sewer homes alike.

Drain Cleaning in Spring Hill: One Town, Many Pipe Ages

Spring Hill was platted in 1967 and has not stopped growing. The 2020 Census counted 113,568 people, up from 98,621 in 2010, in a community that has never incorporated. Most of the houses are younger than the street grid, though: Census survey data puts the median build year at 1993, and the 1980s alone produced about a third of the homes.

That age gap shapes the work. A house from the 1980s or later is usually plumbed in plastic, so the typical call is grease film, flushed wipes, a sag where backfill settled or a root working into a joint. Corroded iron and collapsing clay are the smaller story here.

Spring Hill Hydro Jetting: Septic or Sewer Comes First

The first question on any call is where the pipe goes. Hernando County Utilities runs sewer where service exists, yet a 2023 Florida Department of Health inventory listed 44.4 percent of the county's parcels as known septic and 40.2 percent as known sewer. The county's utilities director has said Spring Hill alone has over 30,000 septic tanks.

A septic house has a line to the tank, and that is the only stretch a jetter belongs in; we do not jet drainfields. A sewer house has a lateral out to a county main that can be cleaned end to end. Street-by-street records are not published, so the county's service-area map or a call to the utility settles it before we pick a method.

What the Truck Does in Spring Hill, Job by Job

A 1967 street grid and subdivisions finished in the last few years share one name here, so the same service plays out differently from block to block.

  • Hydro Jetting Services — Suits the grease-and-scale film that builds up in 1980s and 1990s plastic lines, which is where the median home (built 1993) falls.
  • Sewer Line Hydro Jetting — Applies only where a lateral reaches a county main; for septic homes we stop at the tank, and the county's inventory shows both kinds of parcel.
  • Kitchen Line Grease Jetting — Strips the grease film from a kitchen branch that keeps slowing down after each snaking.
  • Root Removal & Line Clearing — Cuts roots out of joints in laterals old enough to have them, which in this town mostly means houses from the 1980s and earlier.
  • Drain Cleaning & Snaking — Cable work for one stopped sink, tub or toilet, whichever side of the septic-and-sewer divide the house falls on.
  • Sewer Camera Inspection — Shows the pipe before anyone applies pressure, which counts in a county with 290 reported sinkholes since 1965.

Drain Cleaning and Sewer Line Work Throughout Spring Hill

Standard residential hydro jetting runs $350 to $650, a camera pass adds $150 to $300, and most drain jobs land between $125 and $350. The Spring Hill cost guide shows what moves a quote; the septic-or-sewer guide helps identify your system.

Each part of town has its own page, from Deltona Boulevard and the original 1967 grid to Barclay Avenue on the east side. Our post on 1967 plats and 1993 houses explains why a street's age and a house's age are not the same number.

Spring Hill Neighborhoods and Communities We Serve

Spring Hill has no city limits, so residents place themselves by community or plat name; the larger ones below each have a page of their own.

  • Wellington at Seven Hills — A 55+ community in south Spring Hill with a tract-level median year built of 2003, which puts most laterals at around twenty years old.
  • Silverthorn — Golf community entered from Barclay Avenue and built between 1997 and 2011; a tract median of 2002 points to plastic laterals and root checks near irrigated beds.
  • Sterling Hill — Master-planned community financed through a community development district created in 2003, mostly 2000s construction plus a 2021 to 2023 infill section called Barrington.
  • Pristine Place — Single-family phases off St. Ives Boulevard built from the 1990s into the mid-2000s, so some house lines here are now past thirty years old.
  • Villages of Avalon — Far south Spring Hill near County Line Road, where roughly a quarter of the tract's homes date from 2010 or later and new-build debris outranks roots.
  • Forest Oaks — West-side pocket around Forest Oaks Boulevard, known for county offices and the Stage West playhouse, in ZIP 34606 where the median home was built in 1987.
  • Weeki Wachee Woodlands — Streets such as Apache Trail and Hiawatha Parkway in ZIP 34606, where about 27 percent of homes predate 1980 and root intrusion becomes more likely.
  • Spring Hill Unit 22 and Freeport Estates — Original Deltona-era plats named in the county's first septic-to-sewer district, so some lots are moving from a tank to a sewer lateral.
  • Timber Pines — The 55+ golf community on Spring Hill's west edge, established in 1982 with about 3,450 homes and villas; it has its own page.

Spring Hill Highways, Parkway Exits and Landmarks

Spring Hill is large enough that a road name or exit number locates an address faster than a ZIP code does.

  • US-19 (Commercial Way) — West boundary of Spring Hill, signed locally as Commercial Way, lined with big-box retail and the 1967 entrance.
  • SR 50 (Cortez Boulevard) — North edge of Spring Hill, running east from US-19 at Weeki Wachee through Brookridge to Brooksville.
  • Suncoast Parkway exits 37, 41 and 46 — Toll road on the east side with Exit 37 at County Line Road, Exit 41 at Spring Hill Drive and Exit 46 at SR 50.
  • Spring Hill Drive (CR 574) — Main east-west arterial, and the road where the 1967 entrance waterfall stands at number 5281.
  • Mariner Boulevard (CR 587) — North-south spine of central Spring Hill, with schools, churches and the hospital district near County Line Road.
  • Barclay Avenue and Anderson Snow Road (CR 585) — East-side corridor of planned communities, continuing south to Anderson Snow Park.
  • County Line Road (CR 578) — Hernando-Pasco boundary on the south side, where the Suncoast Parkway Exit 37 interchange sits.
  • TGH Spring Hill — Hospital at 10461 Quality Drive, opened in October 1991 and under Tampa General management since December 1, 2023.
  • HCA Florida Oak Hill Hospital — Hospital at 11375 Cortez Boulevard, open since June 6, 1984 and now licensed for 350 beds.
  • Sinclair Service Station — Dinosaur-roofed station at 5299 Commercial Way, built in 1964 and added to the National Register on July 27, 2020.

Spring Hill Housing, Septic and Sinkhole Numbers

These figures come from the Census Bureau, the county and the state health department, and they explain why the first job at a Spring Hill address is a question, not a nozzle.

  • Spring Hill grew from 98,621 residents in 2010 to 113,568 in 2020, after being just under 6,500 in 1980 and past 31,000 in 1990. Most housing arrived within a few decades, so the lines are younger than the 1967 plat date suggests; the year a house was built tells more than its street name.
  • The Census Bureau's 2020-2024 estimate puts Spring Hill's median year built at 1993, and about 12.5 percent of its 48,996 homes predate 1980. Cast iron and clay are minor stories here. Most house lines are plastic, so the usual causes are roots at joints, grease, wipes and sags rather than collapsing old pipe.
  • Hernando County's hazard plan counts 290 reported sinkholes from 1965 to May 2018, including 18 confirmed in Spring Hill on one day, July 12, 2001. Ground that moves can offset or sag a buried line, which is why a camera pass comes before any jetting pressure goes down a drain.
  • Florida's 2023 wastewater inventory lists 33,921 known sewer parcels (40.2 percent) and 37,503 known septic parcels (44.4 percent) in Hernando County. Jetting a sewer lateral and clearing a house-to-tank line are different jobs, so the first question at any Spring Hill address is which system it has.
  • About 80.3 percent of Spring Hill's 45,571 occupied homes are owner-occupied, and 88.3 percent of its 48,996 housing units are detached houses. Nearly every household owns a private lateral and cleanout, so a stoppage usually belongs to one owner's line rather than a shared building drain.
  • Spring Hill's 3,425 vacant homes include 1,045 held for seasonal, recreational or occasional use, about 2.1 percent of all units. Inland the seasonal share is small, but a home that sat empty can come back with dry traps and first-flush clogs that a camera check separates from a real blockage.

Spring Hill Homeowners: Septic Tanks, ZIPs and Pipe Age

On the line between the house and the tank, yes, when the symptoms or a camera point to a clog there. We never jet the drainfield, and tank pumping goes to a licensed septic contractor. If the tank itself is full, jetting the line will not cure the backup.

34606 on the west side, 34607 toward Weeki Wachee, 34608 through the middle and 34609 on the east and south ends, plus the neighboring communities listed on this site. If your address sits near a boundary, call 813-733-7188 and we will confirm before anyone drives out.

A backup affecting several homes, or sewage at a manhole, points to the county main; its emergency line, (352) 754-4037, answers around the clock. If only your own fixtures are stopped, the county's backup page says you may need the house-to-main line cleaned.

Pressure has to match the pipe. Only about 12.5 percent of Spring Hill homes predate 1980, but if an older house has brittle or thin pipe, the camera shows it and we stop short of jetting. A broken pipe goes to a repair contractor, not to a nozzle.

A main line with moderate roots runs $400 to $750, and a plain main line snake is $225 to $450. Standard residential hydro jetting is $350 to $650. You get the price in writing before work starts, and a camera pass can be added for $150 to $300.
